TenancyRenew — Terms and Conditions

These Terms apply when you use TenancyRenew at tenancyrenew.com (the "Service"). The Service is operated by LHK TENANCY RENEW SERVICES (SSM No. 202603259456 / NS0328119-K) ("we", "us"). By creating an account you agree to these Terms and to our Privacy Policy.

1. What the Service does

TenancyRenew helps real estate agents and property owners keep track of tenancy agreements. You upload a photo or PDF of a signed agreement, the Service reads it, records the lease details and sends you reminders before the lease ends. Reminders are sent by email and, if you choose to receive them, by WhatsApp.

2. Who can use it

• You must be an adult and able to enter a contract.
• Agents: you confirm the details you give us are correct. Registration numbers, if provided, must be yours.
• You are responsible for keeping your password safe and for what happens in your account.

3. Free trial, prices, payments and cancellation

• Free trial: every new agent account gets a free trial of 30 days.
• Agents: RM18 per month once billing starts.
• Owners: free, up to 3 properties.
• Until billing starts: accounts keep working at no charge after the trial. We will tell you by email in advance, before we start charging, and you can cancel before then.
• Payments and cancellation: subscriptions are billed monthly in advance. You can cancel at any time. Cancelling stops future charges, and your account stays active until the end of the month you have paid for.
• No refunds: fees already paid are not refundable, including for part months or unused time. If we charge you by mistake, such as a double charge, we will correct it and refund the amount charged in error.
• Nothing in these Terms limits any right you have under law that cannot be excluded.

4. Your uploads

• By uploading an agreement you confirm that you are allowed to share it with us for the purpose of tracking renewals.
• You must not upload anything unlawful, or anything that is not a tenancy agreement.
• Some uploads may be refused, for example when no start or end date, or no landlord or tenant name, can be found. The Service tells you the reason.
• If an agreement has a start date but no end date, the Service assumes a one-year lease and marks the end date as calculated. Please check it.

5. Please check the records

The Service uses artificial intelligence to read agreements. It can make mistakes, for example in dates, names or amounts. You must check the records against the signed agreement. The Service is a reminder tool. It is not legal advice, and it does not replace your own checks of the lease.

6. Reminders

• Reminders are sent by email. WhatsApp reminders are sent only if you opt in, and you can stop them any time by replying STOP or by contacting us.
• Reminders can be delayed or fail, for example because of email filters, a wrong address or a problem with a provider. Do not rely only on our reminders for an important date.

7. Referrals

You may share your referral code with other agents. When a person you refer signs up with your code and pays their first monthly subscription, we add 1 free month to your account. You can earn up to 12 free months in total. Each person you refer counts once. Referring yourself does not count, for example by using the same phone number or registration number. If the payment is reversed, the reward is cancelled. Fake or repeated sign-ups do not count. We may change or end the referral reward for future referrals at any time.

8. Our responsibility

We work to keep the Service running, but we do not promise it will always be available or free of errors. To the extent the law allows, we are not responsible for losses that come from a missed or late reminder, from an error in a record, or from an interruption of the Service.

9. Ending your account and your data

• You can stop using the Service at any time and ask us to delete your account. See the "How to delete your data" section of the Privacy Policy.
• We may suspend an account that breaks these Terms or puts the Service at risk.

10. Changes and law

We may update these Terms. We will tell registered users by email or an in-app notice before material changes take effect. These Terms are governed by the laws of Malaysia.
